A Whirlwind of a Week. A Good One.

It has been a wild one, but the good news is real estate kept moving. Buyers are finding more opportunity as this market continues to shift, and deals are getting done. Thank you to everyone who joined Tuesday's call. I walked through how I helped a client come into closing in a better position than when they started, despite a significant appraisal shortfall, by using seller credits strategically. If you missed it, the short version is this: the right structure turned a deal that almost fell apart into a win on every front for the buyer.

Wednesday was one of the better rate days in recent memory. An Axios report pointing to potential progress between Washington and Tehran took meaningful risk out of energy markets, with oil breaking back below $100 and trading near $95. That sent a strong bid across global rates. The benchmark interest rate fell roughly 9 basis points to around 4.33% and mortgage bonds surged more than 17 ticks as investors piled in. It felt, briefly, like the pressure was coming off.

Thursday reversed it. Mortgage bonds gave back 2 to 3 ticks as yields pressed higher and the geopolitical relief faded fast. The structural forces weighing on rates all year reasserted themselves: persistent inflation risk, heavy Treasury supply, and sustained fiscal deficits. When lower oil prices could not hold the gains in bonds, it sent a clear signal: the market's concern about higher for longer runs deeper than energy prices.

Jobless claims came in better than expected, reinforcing a still-resilient labor market and giving the Fed no reason to ease. The jobs report is out this morning and the number matters. A strong print could push rates higher heading into the weekend, so watch it closely.
